BOMA — the Building Owners and Managers Association — sets the measurement standard that the entire commercial real estate industry uses to define and communicate rentable area. When a floor plan and area schedule are calculated to the BOMA standard, every party to a lease is working from the same, defensible number.
Inaccurate or non-standard area calculations are one of the most common sources of lease disputes. Tenants overpay for space they don’t have. Landlords under-declare rentable area and leave income on the table. Which BOMA Standard Do You Need?
BOMA publishes separate measurement standards for different building types. Applying the wrong standard — or applying no standard at all — produces an area figure that cannot be meaningfully compared to the market, and that sophisticated tenants and their lawyers will challenge.

Every Area Category, Precisely Defined
BOMA methodology categorises every square foot of a building into distinct area types. We calculate, colour-code, and schedule each one on your floor plans.
Usable Area (UA)
The space exclusively occupied by a tenant — the net area within the demising walls of a suite, excluding columns and vertical penetrations.
Common Area (CA)
Shared amenity areas on a floor — lobbies, corridors, restrooms, and service rooms — allocated proportionally across all tenants on that floor.
Rentable Area (RA)
Usable area plus the tenant’s pro-rata share of common areas — the number on which rent is calculated and the figure stated in the lease.
Load Factor (R/U Ratio)
The multiplier applied to usable area to arrive at rentable area — calculated per floor and for the building as a whole, transparently documented in the area schedule.
